Property development

In a rapidly changing world, real estate and development opportunities must flex to the changing needs of our communities.

Property development opportunities must provide funders, developers and public sector organisations with confidence in committing to capital investments - demonstrating an ethical footprint while providing project predictability and ensuring speed-to-occupation.

Optimising physical assets to maximise efficiency

Today’s spaces need to be more attractive and flexible than ever before. In a climate where businesses are under pressure to achieve more with less, certainty of returns and asset resilience is key – meeting these needs is reliant on top quality, flexible spaces that enhance productivity and meet the highest environmental standards.

With our breadth of expertise, we deliver new builds, complex refurbishments and high-quality spaces that maximise the lettable floor area and can adapt to the changing requirements of a diverse range of inhabitants into the future. Through our work across a range of projects, from repurposing office space and retail outlets to building high-tech manufacturing facilities, we provide places that are ready for immediate use.

White Chapel building refurbishment | ISG

The White Chapel Building

London, UK

One such place is Legal & General’s new Welsh headquarters in Cardiff. The state-of-the-art 120,000 sq ft office space, known as Calon, Welsh for 'heart', situated within the Interchange development, signifies the pinnacle of Legal & General's £450 million regeneration initiative, and is part of the wider Central Square transformation led by developer, Rightacres.

"The pivotal role both Legal & General and Rightacres have played in the transformation of Central Square - the gateway into the city of Cardiff, cannot be underestimated. This built environment renaissance includes the home of the BBC in Wales, outstanding public realm infrastructure, world-class university space, alongside Calon as an international exemplar office development."

Assurance from partnership

From efficient building methods to retrofit solutions and the social aspects that now inform development projects, our dedicated teams understand the pertinent issues, creating high-quality, tailored spaces to match. We know the construction phase presents investment risk, and delivery assurance must win out.

A case in point is our refurbishment and extension of the seven-storey White Chapel Building in London, which sits between two underground rail stations. Working above a busy train line, our team relied on careful planning, working closely with Transport for London (TfL) to avoid disruption to the underground network and the new cycle superhighway, which was taking shape outside the building.

‘Space to innovate’

ISG's latest research report, 'Space to innovate', reveals a link between built space and innovation, with our research showing that more appropriate space to innovate drives greater levels of innovation. Innovation which leads to more productivity, growth and nationwide prosperity.

Trust and collaboration underpins our relationships

Great partnerships are about trust – it’s how we maximise value. We maintain honest conversations with our partners – be it developers, public sector organisations, investors or suppliers – and adopt a solution-focused approach to helping them achieve their goals. Pride in our work comes from delivering on our commitments, providing value for money, and creating spaces that meet the needs of our clients and their communities – it’s just one of the reasons why we have such enduring, long-term relationships.

We share learnings from our experiences, working across regions with leading organisations in their sectors, and we apply this to future projects to help drive shared progress. Our partnership with Alliance Leisure now spans over 25 projects, work that has revitalised local authority leisure facilities to a standard rivalling those in the private sector. We work hard to ensure that Alliance Leisure’s end users and local communities remain engaged and benefit from our collaborative way of working.
