Introduction

Tasked with a substantial refurbishment of a historic building, our team began transforming the Victorian warehouse building in Clerkenwell into an environmentally friendly boutique hotel demonstrating style, comfort, and personality.

The project

As part of the refurbishment, the team constructed a new fifth floor with a zinc-clad ‘helical’ roof and a five-storey semi-elliptical atrium with a glazed roof light, ensuring that natural light floods throughout the entire building.

The team also delivered a new reception area, wood panelled bar, private dining facility, a 90-cover restaurant, kitchens and 59 bedrooms, along with seven executive suites with balconies.  In addition, we installed a new services infrastructure and new motor lift. All work was undertaken within a logistically challenging and extremely restricted site.

Throughout the project there was a strong focus on cutting-edge design, balanced with eco-friendly living. Environmentally friendly materials were used throughout the refurbishment, and energy efficient technologies were put in place where feasible. 

A borehole was drilled directly beneath the hotel, which taps into the large water reserves in the chalk strata under London. This supply is not only for the hotel’s heating and grey water system, but is also purified and used for both main and bottled drinking water.

The skylight in the helical roof is designed to be opened in warm temperatures to ventilate the building naturally. Accurate design release is essential in a project of this nature, so we produced a mock-up area early in the programme. We also procured the lift and the 24/7 packages to facilitate the early installation of the transformer room and the lift shaft. This successfully managed the risk of these traditionally difficult packages.

We worked from the top of the building down, as many of the elements of the ground floor were manufactured off-site in strictly controlled factory conditions. This ensured greater control over quality. On the exterior, newly manufactured windows and shutters were sourced to match the originals.
