Introduction

We have constructed a brand new office block on Low Lane in Horsforth, the new headquarters of The Phoenix Partnership (TPP) which has been delivering clinical systems to the NHS for over a decade. The Horsforth-based company has committed its future to the West Yorkshire town and has relocated its operations to its new purpose-built accommodation less than half a mile from its previous office.

The project

The project saw us construct a new head office building on a sloping site, incorporating two levels of under croft car parking facilities. The four-storey, steel frame structure was carefully designed to complement the existing built environment – with a frontal, road-side elevation of traditional Yorkshire stone with a pitched tiled roof.

The rear façade had a more contemporary design with extensive curtain walling and rain screen cladding panels. A key feature of the new building is the virtual absence of columns across the four main floor plates. We installed a series of delta beams which span up to 17m within the main office areas to provide uninterrupted sight lines from front to rear.

The added value

In line with ISG’s commitment to achieving Absolute Completion across its projects, this scheme was signed off with zero reportable accidents, zero environmental incidents and zero defects. The customer was very close to this project, and their ideas for the scheme changed as it progressed, with over 1,000 variations accommodated by our team. We had the flexibility to respond quickly to keep the programme moving whilst ensuring the customer was happy with the end result.

To support a soft landings approach to delivery, two of our team members remained on site for two months after handover. Our team achieved a business-best matching 45 out of 50 in its fourth Considerate Constructors Scheme (CCS) assessment and received a national award.

Sustainability

The project is awaiting confirmation of a BREEAM Very Good environmental rating, with a key feature being the building’s natural ventilation plus local and sustainable sourcing of materials. 

To provide flexibility for future expansion, the rear pavilion is able to accommodate a further two-storeys. The use of stone from the local quarry is also sympathetic to the locality and surrounding mills, helping the new building to blend in with its environment. We were able to reuse 10,000cm³ of the excavated materials for groundworks and landscaping and surplus tarmac was used to develop the new road access. 

Overall we were able to divert 90% of site waste from landfill. 90% of the workforce was based within 30 miles of the site. There were also 10 educational visits, four work experience opportunities and support of four apprentices, which totalled 90 weeks on site.
