Introduction
ISG was awarded a vast design and build project by Greenoak Real Estate Advisors for their new open-plan offices in the heart of central London, at 72-75 Fenchurch Street. The complex refurbishment, which has transformed the historic building with a much-needed upgrade, entailed demolition of part of the existing structure and rebuild areas, with final fit out to Cat A standard across eight levels.
The project
The ambitious Dixon House structural revamp involved the team systematically demolishing the existing building down to the fourth-floor slab and removing two staircases across the lower part of the building, all the while retaining the original ornate Portland Stone façade. We also demolished a significant central area of the remaining structure down to basement level to enable complete reconfiguration of the building core, with a new triple lift shaft then being constructed within this central area.
The challenging scheme, which utilised a collaborative approach to help reinvigorate the delivery of Dixon House’s 120-year-old façade, required extensive temporary works to ensure structural stability of the existing building during both demolition and construction phases. Horizontal supports (flying shores) temporarily supported the retained façade and core as part of the intricate engineering measures employed on the project.
We also provided shell and core retail accommodation at part ground and basement levels, with fit out of the office floors including works to the lift lobbies and new toilets incorporated in the central core. Due to the Fenchurch Street location - a busy, enclosed central London site - there were limited storage and delivery areas on site, meaning the team had to coordinate “just in time” deliveries.
