ISG - 242 Marylebone Road - Topping Out

Situated next to Marylebone train station, Metropolis will be a new commercial-led mixed use scheme benefitting from world-class workspace, retail and amenities with external biodiverse terraces across every floor.

ISG recently celebrated the topping out of the project, in sun-soaked fashion, as partners from Henderson Park and General Projects, helped to fit the last beam on the building’s rooftop.

Project director, Jim Knowlton said of the event, “It’s great that we arrive at this milestone today and celebrate all the work the team and partners have achieved. The building, originally constructed in 1955 and previously the headquarters of Woolworths, is an exemplar of how a low carbon approach can transform our cities’ existing building stock.

Jim continued by saying “This is ISG’s second project with Henderson Park having completed Shoe Lane back in 2020, so the collaboration between our teams builds on that success and has assisted us in arriving where we are today”.

Designed by leading architect AHMM, the environmental performance of the refurbished building will be boosted to a BREEAM rating of Outstanding and will achieve Net Zero Carbon in operation. Careful retention of existing building material will result in over 4,239 tonnes of carbon saved, with further savings achieved with the pioneering use of cross-laminated timber during the construction and landfill diversion. 

The new building will increase the area by nearly 100,000 sq ft. to over 238,000 sq ft, offering 174,680 sq ft. of lettable space and increasing floor areas by over 40%. It includes the complete refurbishment of the existing eight-storey office building to create one of the most amenity-rich workplaces in London, with external gardens and terraces, in-house coffee shop, rooftop bar, tenant lounge, private gym and hospitality inspired spaces.

Following the ceremony on the roof, those in attendance were able to experience a 360-walkthrough video, using VR headsets and had a tour of the new premises.
