Introduction
ISG were appointed as the exclusive framework contractor for the entire ICD Brookfield Place (ICDBP) building and are a dedicated landlord partner for all the construction works required on the 53-floor development. The development is also the largest LEED platinum certified office building in the region, with ICDBP aiming to achieve net zero carbon targets by 2030.
Scope of works
Featuring 990,000 sq ft of office space and 160,000sq ft of retail space, ISG completed over 180 work orders under a 2-year framework. The works included the fit-out of a Community Hub; fit outs for flexible working spaces across multiple floors, inclusive of connecting several floors with internal staircases. The works also include over 10 levels of new corridor works and over 15 levels of Demise Wall works; staircase slab opening; MEP and landlord modification works; over 10 levels of base build and firefighting alterations; installation of lifts and lift controls as well as lift lobby fit-out; and demolition, construction and refurbishment works.
Challenges
- The permit to work system with the building management team is a 3-step process and to achieve the last step, a WAP (Work Approval Permit) had to be secured. The WAP is only approved on two days which could result in delays on approvals.
- The pandemic brought challenges to finalising work orders as the agreed rates made prior were difficult to maintain, due to the rising costs of the supply chain. The global shipping crisis also affected this, with the procurement of certain materials significantly extending their normal lead times which extended closing out of work orders

Solution/What we did
- ISG split up the floors of the ICDBP building into 3 zones, allocating resources to each individual floor, granting better organisation with a clear point of contact for all stakeholders. This allowed the team to build greater relationships with the building management team where any last-minute requests could be fast-tracked and delays avoided.
- The flow of work orders was managed exquisitely. ISG also provided detailed justification with 3 quotes for every package so obtaining approval could be as straight forward as possible. Extra resources to the commercial department further assisted with the flow of potential works and ongoing works.

Sustainability
ICD Brookfield Place, has achieved the prestigious LEED® Platinum certification, the highest rating awarded by the US Green Building Council. In accomplishing LEED® Platinum, ICD Brookfield Place becomes the tallest and largest office building in the EMEA region to achieve the rating, and takes its place among the top 20 of the world’s largest LEED® Platinum projects.

The ICDBP framework has brought ISG countless rewards. Due to ISG’s working relationship with the ICD landlord representatives and building management team, ISG have been at the forefront on hearing about other potential fit-out works within the building. The framework has also been extended by a further year, again awarded to ISG.
