ISG's social housing team has worked together for a number of years, primarily on housing association projects, collectively gaining a huge amount of experience across the UK. This particular project was for Irwell Valley Housing in Manchester and required overcladding, replacement windows and doors plus minor Mechanical & Engineering works to three 13-storey tower blocks.
A £900,000 grant secured from npower was dependent on the project being completed on time. The intention was to improve the overall appearance of the tower blocks and also to increase energy efficiency.
The works involved the replacement of 1,800 windows spread over three occupied residential tower blocks, together with the application of an insulated render system to floors 2–13 and insulated brick slips to the ground and first floors. ISG also replaced the roof capping and kitchen extractor fans in all properties.
The tower blocks were accessed using mast climbers with scaffold protection at ground floor level to maintain safe access for residents. The customer also required the installation of photovoltaic panels to the gable elevations of all blocks, internal insulation works to the ground floor lobbies and the installation of window restrictors.
ISG employed a Tenant Liaison Officer to ensure good communication between the site team and residents. A Skip Day was held to enable residents to clear their flats of unwanted items which also assisted in clearing routes to windows. ISG arranged a jet wash facility to clean any vehicles affected by the works.
Additional works were accommodated which included fitting photovoltaic panels, and the energy now feeds into the communal lighting system. ISG was also instructed to undertake insulation works and add window restrictors on the ground floor.
The customer was given safe access to the roof to maintain telecoms equipment. Despite adverse weather conditions during the project, works were completed on time to meet grant requirements. Weather was identified as a potential issue early in the scheme and work acceleration was suggested as a counter measure.
