Extension works and refurbishment have transformed the building into a smart and functional space. Inside, the atrium has been infilled and cores remodelled. Outside, the external fabric of the building has been updated, giving it a new life expectancy of over 20 years.
When the previous tenant’s lease expired, AAM were left with a purpose-built office building, which needed substantial refurbishment to return to market. When negotiations commenced with new tenant, BP, in 2012, AAM had the building redeveloped, increasing the lettable floor space by 33 per cent to 137,000 sq ft to meet BP’s requirements.
The building was upgraded to provide Grade A office space to Cat A standard and the building’s services were fully replaced.
External parking, cycle racks and a refuse store were created and the whole area was landscaped.

The finished building achieved a BREEAM ‘Excellent’ rating with an EPC improvement from ‘E’ to ‘B’. CO2 emissions were reduced by 29 per cent equating to a net reduction of 148 tonnes of CO2 per year.
The Aberdeen Asset Management project at 2 New Square, Bedfont Lakes, was awarded a Considerate Constructors Scheme (CCS) 2015 National Site Award at a special gala ceremony on 30 April 2015 at Plaisterers Hall, London. The Gold Award recognises sites that have made the greatest contribution towards improving the image of construction.
CCS Chairman, Mike Petter, said the company never fails to be impressed by the high levels of innovation and excellence evidenced throughout the construction industry. “Each award-winning project serves as a shining example to the industry as to what can be achieved across a range of different sized projects and in all sectors of the industry,” he said. “My congratulations to all sites that have received a National Site Award.”
